Selling an inherited house as-is: what buyers actually expect

Most probate homes in Orange County sell as-is, and that is fine. What matters is presenting the house honestly and pricing it right.

Short answer: you do not need to renovate. Most probate buyers expect a dated house and price for it. What you should do is clear it out, keep it safe, disclose what you know, and price it to the market rather than to a wish.

What "as-is" means in a probate sale

As-is means the estate will not make repairs or give credits for condition. It does not mean no disclosure. Because you did not live in the house, you are exempt from the usual Transfer Disclosure Statement, but you must still disclose anything you actually know: a roof leak, a foundation report, an unpermitted addition. Buyers can and will inspect.
