Clearing out the home: a lifetime of belongings, one room at a time

The part nobody warns you about. What to keep, what to sell, what to donate, and who in Orange County can help.

Short answer: do not try to do it in a weekend, do not do it alone, and do not throw away paperwork until you have sorted it. Most families use a combination of an estate sale company, a donation pickup, and a hauler, in that order.

The usual order

Estate sale
An estate sale company prices and sells the contents on site over a weekend, typically for 30 to 40 percent of proceeds. Worth it if there is furniture, tools, collectibles, or a garage full of things. They will usually give you a free walkthrough and tell you honestly whether there is enough to hold a sale.
Consignment or online sale
For a few valuable items (jewelry, art, a specific collection), a specialist gets more than a general estate sale.
Donation
Several Orange County charities pick up furniture and household goods. Get a receipt for the estate's taxes.
Hauling
What is left goes to a junk hauler or a rented dumpster. Hazardous items (paint, chemicals, old electronics) go to the county's household hazardous waste sites.

What it costs and how long it takes

A full clean-out of a three-bedroom house in Orange County usually runs $2,000 to $6,000 net of any estate sale proceeds, and two to four weeks from start to broom-clean. The estate pays; keep receipts as they are legitimate administration expenses.

Emotionally

Give yourself permission to keep a box of things that make no financial sense. And if a room is too hard, close the door and come back another day. The house does not have to be empty for me to tell you what it is worth.
